These terms describe how we work. They are written to be readable rather than defensive.
Estimates are ranges
Any figure shown on this website or sent by email before a site visit is an estimate, not a quote. A firm price follows once we have seen the property or enough photographs of it.
What is in scope
Non-structural decor, styling, staging and organizing. We do not carry out construction, plumbing, electrical or any work requiring a permit or a licensed trade, and we do not subcontract it.
Access
You are responsible for arranging building access — service elevator bookings, certificates of insurance and any board approval. We will tell you what is needed and when, but we cannot obtain it on your behalf.
Rented furniture
Items supplied for staging remain ours throughout. They are insured by us in normal use. Damage beyond normal use is chargeable at replacement cost.
Changes and cancellation
Tell us as early as you can. Work canceled before sourcing begins costs nothing. Once pieces have been bought or reserved for your job, those costs stand.
